Our Strategy

We acquire deals that cash flow on day 1 and that we can buy and hold for 5+ years. The ultimate goal is cash flow. We add value to properties in 3 ways:

  • Mark to market - increasing rents by a minimum average of $100/door.
  • Expense ratio stabilization - decreasing underwritten expense ratios by a minimum of 7%.
  • CapX deployment - adding value to the property through renovations.

The Work We Do

Deal Hunt

We create strategic relationships with deal holders (such as agents, wholesalers and sellers) to find properties that fit our strategy.

Analysis

We dig into the property details, including financial performance and market analysis, to verify that the property fits our strategy and provides the proper returns.

Capital Raise

We develop intentional relationships with capital partners that can fund our deals. Funding is generally applied to purchase price, down payments, closing costs, capx, and buffer accounts.

Asset Management

Tactical partnerships are created with third party property managers to be our day-to-day boots on the ground. Our role is to manage the PMs, realize the business plan, and communicate with capital partners, among many other things.

About Us

Mason began his Real Estate endeavors in 2020, when purchasing his family's first residential house. He and his wife treated their home as a "flip," remodeling the home and selling it in 2022. They bought their next home and currently rent out one room as a storage unit. 

He is now the owner and operator of his holdings company, Miranda Investments, LLC, under which he acquired and manages a 24 unit motel in Texas that he is operating as both an STR and MTR style property, a 26 unit multifamily complex in Texas, and a 12 unit multifamily property in Missouri.
